A common problem with e90 320i. Go to PKL Motorsport @ Kuchai Lama (goggle for exact location & contact details). Should be RM1k plus,

I had the same issue/situation last time. After checking, the solenoid valve was the culprit. A change of O-rings for both the valves did the trick (u need 1 set for each valve). Cost less than RM70/set back in 2013. after change, the mech washed the side and its clean as a baby's bottom (sort of.....hehehe) ever since.

assuming urs is an n46 engine......

also having same problem. changing of o rings does it require to remove engine head?
gendong, how much it costs u?

For this particular issue, no need to remove the engine head. Since the affected part is at the side of the engine, remove the securing pin/ring n pull the valve out. the replacement o-ring normally comes in a kit so its a very much straight forward job. The o-rings comes in a set (3 rings IIRC), approx RM70/set. and u need 2 sets. Pretty simple fix.

1) Oil filter housing: http://upgr8s.blogspot.my/2013/01/bmw-e90-diy-oil-filter-housing-gaskets.html

2) Vanos solenoid: http://www.bmwclubmalaysia.com/newforums/index.php?/topic/10741-learning-to-use-an-e90/page-20

My cost for fixing both RM23 + RM15 + RM3 + RM3 = RM44

Oil filter housing gasket I reinforce the O-ring RTV gasket maker, since January 2013, until now still good!

Vanos solenoid at first I didn't use RTV gasket maker, it fail very soon because only held on by the pressure of the metal plate secured with a size 10mm bolt. Now I sapu RTV gasket maker.. so far so good..

just curious to know did you loose oil and the low oil indicator pops up before the next service oil change ? I'm having similar issues but oil levels are depleting at alarming rate (1L lost) after just 2 weeks of driving - around 1K KM - upon inspection - there were signs of engine leakage but nothing that would signify 1L lost of oil. Anyn ideas ?

1L every 1k km? My guess is valve seal..

I was losing 1L every 2 tank of petrol.. and yes.. That's one top up every other week..

Thanks for the response - is it expected to do the appropriate maintenance every 60-70k and what's the likely labor charges for such a repair ? This is my second repair job after 2 years with the same problem. Considering with the new F30 if it has the same problem.

Yes.. this problem can occur as early as 60k km..

Problem is most workshop advise to do top overhaul which cost slightly shy of RM4k.. or was it RM3k.. Forgot d.

For me, I bought the valve seals, less than RM70.. and beg my regular foreman to perform the delicate surgery of valve seal replacement without opening the header.. labor charge less than 1k. Need to open valve cover.. Valve cover seal already RM190..

Go speak to your regular foreman.. Good luck!

Thanks astroboy for the usual useful advise - can you PM me a good workshop that can perform such repair ? I'm stuggling to find a decent repair workshop for my beloved e92 - at the moment ingress have yet to provide me quotation which I would expect cost a lot more for such a repair. Also I'm considering if I should go for f30 if it's cheaper to maintain in the long run or does it suffer the same symptom as the defect above.

Ingress will quote u RM3999, outside workshop will quote u RM2999 for the top overhaul job.

To just replace valve seals.. The seals alone was less the RM70 a set but workshop will charge u about RM1500 due to labor intensive job and other gaskets that needs to change once dismantled, without a top overhaul. Yet, there's no guarantee to solve the problem if the leak is caused by piston ring looseness.. that's why most workshop reluctant to just replace valve seals because scared problem not fixed and customer may end paying another RM2999 for the job. Customer need to aware and accept the risk if insist on solely valve seal replacement..
