Hi guys. Im currently doing a study on Luxury Apartments in Kuala Lumpur/Singapore for my uni design coursework and need to find out what makes them tick and appeal to the wealthiest of buyers. Would appreciate it very much if anyone could enlighten me in on any luxury apartments/condo projects in KL?The only projects I know of are the famous Marina Bay Residences (yet to be completed)in Singapore with the top of the range 10000sq feet penthouse unit going for almost S$20mil and in Malaysia, the Cendana and Troika projects around the KLCC area. Are there any other projects of similar standards worth mentioning than those three?I would deeply appreciate if anyone has info regarding the 3 projects above or other luxury apartment projects. Particularly regarding the marketing concepts, sales brochure, target clients and other relevant infos. A big chunk of my studies will also be focussed on luxury lifestyle and living.Anybody who has an opinion on this(especially those who are owners of such properties) please contribute. Avillion which is under construction on the former site of Bukit Bintang Girl School is definitely a luxury condo.
 
Come to penang and open ur eyes to what they claim as SUPER CONDOMINIUMS.....4000sqft and above...minimum RM1.5 million with private lift etc...90% sold before construction completed....

BTW...they are located along the tanjung bungah stretch near gurney....
 
check out BINJAI TOWERS near KLCC..i think behind citibank..contractors if i'm not mistake is IJM and PEREMBA CONSTRUCTION@PECD...

Are there anyone here attached with the developers or real estate agents attached to such properties?
 
As i know, in KLCC area there are also 13 luxury condo being on the way. Each of the developer are targeting the posh. The price range from RM250.00 - Rm 1,000.00 per sq ft at the current moment. pls do check with real estate agents, their info is much better. Cheers !!!
 
Apparently the Pavillion Residences as suggested by Fabian is at the mark of Rm1000 per sq ft. This is also equal to the price set by the Binjai Residences by KLCC Holdings.

However, Im not after the most expensive or exclusive property. I need to know what makes this property so appealing to their selected clientele. Location is a prime factor. Or does the high price justify spending so much money on it? Making it be known only the elite can afford such properties.

As i've notice in all such properties, almost all used the factor of location and views as their selling point. The penthouse unit of course commands the most respect being the top of the range units. In fact, nothing else appeals beside the height, location and views.

for me if i am buying property with this kind of value i definitely look at security. high net worth people always concern about security off course location, neighbourhood and facility
i went to a super condon in hong kong and their top range units all have their own swimming pool.
 
Does the new & under construction Hampshire Residence qualify into your category?

My architect is doing both Marc Residence and The Hampshire.

I believe the most expensive condo is One KLCC, some units going for more than Rm1400 per sq foot. Most buyers are the well known Tan Sris and a good majority of foreigners from HK, Singapore and CHina. Most are buying for investment purposes. Who in the right frame of mind would wanna live in front of Suria KLCC and have discos right at your back yard not mentioning the perpetual jam in that area during peak hours.
